Why do I get an "End-of-ce​ntral-dire​ctory signature not found" error when I unzip the MATLAB installer?

When I unzip the MATLAB installer file in Terminal, for example:
user@host$> unzip matlab_R2011b_glnxa64_installer.zip
I receive the following error message:
"End-of-central-directory signature not found. Either this file is not a zip file, or it constitutes one disk of a multi-part archive. In the latter case the central directory and zip file comment will be found on the last disk(s) of this archive."
What does this mean, and how do I proceed from here?

You will receive this error when the file is either corrupted or an incomplete download. Please retry downloading the files from the following link:
http://www.mathworks.com/downloads/web_downloads/ (MathWorks account log-in and download permissions required).
Please try using the automatic download agent or manual download. If the error still occurs, please try downloading the files from a different computer.
Alternatively, starting with MATLAB R2008b, if you are the Administrator or Asset Manager of a license, you can download an ISO image of the installation DVD's for MATLAB. In order to access the ISO image, access your MathWorks account here:
www.mathworks.com/downloads/web_downloads
The ISO image link can be found on the right after you click "download"
NOTE: MathWorks does not offer ISO images of versions prior to R2008b.
